An important feature of our Utility Bureau Service (UBS) includes ongoing monitoring and reviewing of utility consumption trends at clients’ sites. This enables us to identify a number of savings opportunities including potential improvements in energy efficiency. As an example, whilst examining the consumption patterns at one particular site that we manage, we noticed unusually high night-time consumption. When we queried this with the client it turned out that this is now an empty warehouse. The night load was unlike that expected from an occupied building, let alone an empty warehouse. After some investigations it was revealed to be a 125,000 sq. ft. space with high bay lighting. Calculations indicated that there was the equivalent of almost one hundred 400 watt lights being left on all night. On visiting the site it was discovered that security staff had been turning on all the lights during the night. Consequently, on-site behaviour has been changed, and lights are now only switched on when required. This will generate over £5,000 annual savings in reduced electricity consumption. Another of our clients, a large shopping centre, has recently begun rolling out energy saving initiatives including the installation of light sensors and motion detectors across the site. The initial outlay will be easily off-set by the savings within a few years. Through our monitoring and reporting procedures, we have already been able to demonstrate the success of these measures, with their average monthly consumption dropping by 40% before all energy saving steps are even completed. In some instances and as an additional added value service, our highly experienced Energy Management Engineers can carry out site energy surveys - the findings from these together with detailed analysis of consumption data, enables us to recommend changes in usage patterns which will often lead to significant savings’ opportunities. |
